IMPORTANT NEWS: New managing agents have been appointed for the apartments.

The freehold owners of the apartment blocks - Abacus Land 4 Limited and Adriatic Land 3 Limited - have appointed new managing agents to act on their behalf. With effect from 1 April, Principle Estate Management (PEM) based in Birmingham, will be looking after the needs of residents in all of the apartments with the exception of Severn House (which remains with Warwick Estates).

Warwick Estates will continue to be responsible for the external common areas (ECAs) that are owned by the RMC (Residents' Management Company). Both agents will work side by side to ensure the smooth running of our estate.

For residents living in the apartments this change means that the property manager and the contact details for reporting issues have now changed.

We hope that the transition will prove to be a smooth one and that there will be advantages to having two agents dedicated to different areas of TOM.


Parking review update

Warwick Estates agreed to undertake a review of the parking issues that have occurred across the estate and come up with some potential solutions that would not involve a parking enforcement scheme being implemented.

While some feedback has been obtained from residents the level of response has not been significant enough for the managing agents to create any new proposals.

A letter issued to all residents (and landlords) on 19 January 2021 by Warwick Estates was unfortunately not received by a number of apartment owners. This letter requested feedback on parking pros and cons. So if you did not receive this letter please contact Michael Hurst by email at michael.hurst@warwickestates.net or if you have any views on the situation then please let Michael know when you email him.

We are experiencing difficulties with VCS (who prematurely erected signage on the estate) to remove their signs. So we apologise that the situation is taking time to resolve.

Your vote counts

Don't forget that if you are a freehold house owner or apartment leaseholder you have a right to one share per household of the external common areas by becoming a member of the RMC (Residents' Management Company).

This share means that you can vote at the AGM and stand as a Board director. It is so important that we keep up membership - which has no financial burden or duties - so do make sure that one person per household is registered.
