Managing Agents - Warwick Estates

Warwick Estates is the managing agent appointed by the RMC to look after the external areas on our behalf. Typically WE prepare and collect the service charges; maintains our accounts; and appoints and oversees the contractors for various services like the communal TV system; garden and ground maintenance and the security gates.

A detailed list of what is covered by Warwick Estates can be found in the Service Charge Demand.

Copies of the Articles of Association, the Land registry TP1, details of service charges, AGM minutes and documents, Board updates and newsletters are some of the useful documents that can all be viewed by property owners on the Warwick Estates portal.

Please register with Warwick Estates to log your email address and to enable you to access its customer portal.
Access to the WE customer portal not only gives access to useful information but it is where issues or faults can be logged on the Ticket system.

In summary we urge all owners to:
1. Register with Warwick Estates as a member of the Residents' Management Company Ltd.
2. Register with Warwick Estates to access the customer portal.
3. Lodge your email address with Warwick Estates to receive communications by email.

Managing Agents - Principle Estate Management

The freehold owners of the apartment blocks - Abacus Land 4 Limited and Adriatic Land 3 Limited - have appointed new agents to act on their behalf. With effect from 1 April, Principle Estate Management (PEM) based in Birmingham, will be looking after the needs of residents in all of the apartments with the exception of Severn House (which remains with Warwick Estates).

Warwick Estates will continue to be responsible for the external common areas (ECAs) that are owned by the RMC (Residents' Management Company). Both agents will work side by side to ensure the smooth running of The Old Meadow.

Maintenance issues for the external common areas eg the barrier, gates, roads, lighting, TV (owners) and gardens go to Warwick Estates.
Issues relating to an apartment block, the bin, and bike stores go to Principle Estate.
