What a yawn: Board members have chased Shropshire Council (on several occasions) for an update on the transfer of the riverside strip into
their ownership (from David Wilson Homes). Although some cogs are turning the transaction has still not been completed. We will continue to press the Council for updates as this impacts on the developer transferring the external common areas (ECAs) of the estate into our ownership.
Please pay up: A number of owners have failed to settle their service charge bills relating to the ECAs. If you are a culprit, please square your account asap. Additional charges are being applied by Warwick Estates to retrieve outstanding debts, including costs for court actions. Ultimately, the estate will have to bear these admin costs if accounts are not settled which may affect our financial health.

Hark, hark the dogs do bark etc: If you are a dog owner please take action to ensure that your pet is not distressed. We are receiving reports
of incessant barking, some times all day, especially while owners are out. This is not only distressing for the animal but is impacting residents and the tranquillity of the estate. As a reminder, the apartments were designated “pet free” and permission must be sought from the landlord to keep animals. There is also a covenant on the freehold houses, limiting ownership to “two normal household pets”.
The gardeners have also reported dog faeces in the communal gardens.
We do have a problem with dogs running into the estate from the riverbank and that could be the cause, but please pick up after your dog and don’t brush or deposit dog excrement in the gardens. All dogs should
be kept on a lead in the ECAs.
