What a load of rubbish
You can't have missed the unsightly collection of rubbish dumped just outside the main gates of the estate. We do not know who the culprits are, but as the land belongs to the estate, this action constitutes fly tipping which is a criminal offence. Unfortunately, as the landowner we will have to pay for removal and clean up costs. However, we are reluctant to arrange any works until we come up with a long-term solution for enclosing this piece of land to stop any reoccurrence. So while the mess is unsightly, we will have to grin and bear it in the short term.

Getting the books straight
Board members have been working with Warwick Estates to both scrutinise and finalise the estate's accounts for 2021 and 2022. This has been a painstaking task but we are now approaching the finishing line. We hope to be able to post copies of the audited versions on the website in the very near future (accessible in the restricted area of the site. The dogged effort of one director has resulted in the estate being credited with more than £12k; related to historic over payments of electricity charges. You will receive more details in an end of year letter along with the 2024 service charge demand for the external common areas.

Land transfer - is the end in sight?
We understand from David Wilson Homes' (DWH) legal team that there has been some progress with the transfer of the riverside land (beyond the estate's boundary) to Shropshire Council. DWH cannot transfer the estate's external common areas to owners of TOM until the Council transfer has completed. A process that has dragged on for far too long, but we hope we are approaching the final straits.
