Changes at Warwick Estates
There have been some restructuring and personnel changes at Warwick Estates.
Our new property manager is Samantha Campbell samantha.campbell@warwickestates.net Liz Whitehead remains as regional manager but Steve Thompson has left the company.

Estate service charges and RMC (Residents Management Company)
We understand that Warwick Estates has still not issued service charge demands for the estate costs to apartment owners. The amount per property is around £270.00. If you have not received a bill or have any queries, please contact Liz Whitehead (liz.whitehead@warwickestates.net). And as we said last month if you are a new owner and do not think that Warwick Estates has your details and you are not registered as a member of the RMC, please contact Liz or Samantha

Transfer of external common areas (ECAs) to our ownership
The Board continues to press David Wilson Homes and its legal advisors, Gateley, on the transfer of the ECAs into our ownership. We are pleased to report that, as part of this process we are now in discussions with a firm of specialist data protection lawyers who we hope will resolve the outstanding legal issues with the block landlords.

Entry barrier and gates
We have asked Warwick Estates to identify how the entry system to the estate via the barrier and gates could be used more effectively, for example using mobile phone access. We are seeing more and more drivers entering the estate by manually punching in the "security" code at the keypad. This is leading to excessive wear and tear of the keypad and is increasing access to the estate by unauthorized drivers who are sharing the code. Please use the key fob(s) that should have been provided with your property or contact Warwick Estates for additional or replacement fobs (at a charge).

We are experiencing issues with the main gates and have asked Warwick Estates to look at ways of improving their movement. This may involve a wheel and track being put in place to assist. In the meantime the barrier is operating throughout the day and night.

Want to replace your black recycling boxes?
House owners can now request a black wheelie bin (with a purple lid) as a replacement for the black boxes. Some addresses are however not recognised as being eligible on the Council's website so it can be necessary to call and register your interest. Bins must be kept inside your garage and not on the street. And don't forget to save space you can request half-sized bins for general and green waste.
