The Directors of the Residents' Management Company continue to follow up with Barratt David Wilson Homes and Warwick Estates on a number of matters relating to the external common areas (ECAs). This includes follow up on the car parking review and the transfer of ownership of the ECAs to the RMC. As soon as we are able we will provide an update via the website or by letter.

The change of managing agent from Warwick Estates to Principle Estate Management has now taken place. This change only affects the residents of the apartments (with the exception of Severn House). The common external areas will continue to be managed by Warwick Estates on behalf of all residents, so issues with eg street lighting, gates, barriers, parking should continue to be referred to Michael Hurst or Hannah Jones.

We have been asked about the scaffolding that has appeared across the estate. Generally this has been to repair some of the chimney structures. The scaffolding on Montgomery House was erected to repair a high level window that was leaking.

NEWS REMINDER

On-going parking issues

We have advised previously that Warwick Estates agreed (as stated in its letter of 19 January 2021) to undertake a review of the parking issues that have occurred across the estate. The aim of this is to come up with some potential solutions that would not involve a parking enforcement scheme being implemented.

Although some feedback has been obtained from residents, the level of response has not been significant enough for the managing agents to create new proposals.
We are aware that the letter - requesting feedback on parking pros and cons - has not been received by some apartment owners. If you do have views on this matter or wish to receive a copy of the letter, please contact Michael Hurst by email at michael.hurst@warwickestates.net All correspondence will be dealt with in the strictest confidence.

A reminder that the letter stated:
"All property deeds and leases specify which parking space(s) are allocated to the owner/resident of a particular property. If a resident has more vehicles than allocated parking spaces then they may only park those vehicles on site for which they have a designated space(s). This applies to residents of both houses and apartments. There should be no vehicles belonging to residents parked outside designated bays."
Unfortunately, there continue to be problems with some residents and/or their visitors parking inappropriately, particularly at the rear of Montgomery House and double parking of vehicles on the main road and in the Network Rail access area.
Warwick Estates is still in talks with VCS regarding removal of its signage.
