Main gates up and running
Works have been completed on the main entry gates, which means they
are now operating as normal. Thanks to Rob Lewis for his endeavours at
keeping them up and running and then dealing with the contractors in
relation to the repairs. At some point in the future it may be necessary to
replace the gates, which will be a costly exercise, but the gates do add an
element of security to the estate.
End of year accounts
Members of the board have been working with Warwick Estates to
finalise both the 2021 and 2022 accounts (for the external areas) with a
view to the managing agents presenting the accounts to owners in the
very near future. The accounts were partially complicated by the transfer
of the management of the apartment blocks to Principle Estate
Management (PEM) and this has contributed to delays.
Land transfer progress
David Wilson Homes (DWH) has indicated to the board that some
significant progress is being made with Shropshire Council. Once DWH
finalises its dealings with the Council it should be in a position to transfer
the external common areas to the ownership of the Residents'
Management Company. We remain optimistic that progress is on the
horizon.
Works around the estate
We continue to press Warwick Estates to progress outstanding works
around the estate. Unfortunately, getting reliable contractors is proving
difficult.
